You do not need to climb onto a steep roof to start a solid check. A careful look from the ground, plus a few indoor spots, tells you a lot.

Start outside from the ground
Walk the property and look at every roof plane you can see safely. On tile homes, watch for cracked, slipped, or missing tiles, especially along ridges and at the edges. On asphalt shingle roofs, look for tabs that are folded back, bare spots where granules have washed into the gutters, and shingles that look torn at the corners.
Check valleys where two roof sections meet. Debris and palm fronds collect there and can hold water against the underlayment. Clear what you can reach from the ground, and leave steep or second story work to a pro.
Look at flashing, vents, and penetrations
Most monsoon leaks do not start in the middle of a perfect field of tile or shingles. They start where the roof is cut: chimneys, skylights, pipe jacks, HVAC stands, and wall transitions. From the ground, look for sealant that has pulled away, metal flashing that looks bent, and rust streaks under older metal pieces.
If you have a flat foam section over a patio or addition, look for standing water that is still there hours after the storm. Ponding is a red flag on Arizona flat roofs.
Check inside where water likes to show up
Walk the attic if you have safe access, or at least look at ceilings under valleys and around bathroom and kitchen vents. New water stains, soft drywall, or a damp smell after a storm means moisture got past the roof system. Mark the spot with tape and take a photo with the date. That helps when we diagnose the source.
