Granule piles in gutters matter more on shingle roofs, but loose debris and broken tiles around penetrations are clues on tile systems too.
Repair versus underlayment replacement
A few cracked tiles with sound underlayment nearby can be a straightforward repair. Wide areas of brittle or torn underlayment usually mean a section needs to be stripped and rebuilt correctly, with new underlayment, proper flashings, and tiles reset or replaced to match.
